GERCHGROUP AG is an intermediate investor and project developer with activities throughout Germany.

GERCHGROUP is currently working on 10 projects around the country with a project volume of about €3.3 billion. Their focus lies on building rental apartments and developing hotel and office spaces. Continuing to play an increasingly important role is land development, through which GERCHGROUP secures building rights for vacant areas.

GERCHGROUP invests its own money in its development projects and offers attractive shareholding options and partnerships to interested institutional investors and family offices. GERCHGROUP typically looks for mezzanine capital starting from €3.0 million. Depending on the project size, the required equity is €5–50 million.

Project-specific investment periods typically range from 12 to a maximum of 30 months. We generally aim for a high (annual) single-digit IRR. Interest payments for periods of less than one year can also be offered over the duration of the project.

Project developments will normally be sold to end investors during or subsequent to realization. Furthermore, capital partners also have the option to acquire the completed development for their own portfolio.

GERCHGROUP is currently involved in 9 projects in Stuttgart (2x), Munich, Hamburg (2x), Mannheim, Frankfurt, Bayreuth and Passau with a total project volume of €2.3 billion. Their focus lies on building rental apartments and developing hotel and office spaces. Continuing to play an increasingly important role is land development, through which GERCHGROUP secures building rights for vacant areas.

GERCHGROUP invests its own money in its development projects and offers attractive shareholding options and partnerships to interested institutional investors and family offices. GERCHGROUP typically looks for mezzanine capital starting from €1.0 million. Depending on the project size, the required equity is €3–100 million.

Building Contractors

GERCHGROUP relies on partnerships with executing firms and actively brings the experience of prime contractors into the projects.

We are seeking effective and high-capacity execution partners who provide reliable, first-class construction services.

General information

We generally assign all building activities to general contractors. In addition to major construction firms, we very much like to collaborate with high-performance medium-sized firms. In exceptional cases, we individually farm out tasks such as demolition, earthwork and specific preliminary underground engineering.
